Purchasing Is Easy with

We make buying land affordable and easy, and we sell many of our properties at below market prices, which means you get big savings with no headaches.

You can buy your land in one of two easy ways:

  • Simple Cash Purchase

Owner Financing

  • NO credit check required – approvals are automatic
  • Secure your property by paying the down payment and the $199 non-refundable
document processing fee  (If you want to put down more money in order to reduce your monthly payments, just let us know!)
  • You will receive three key documents from us: Promissory Note, Land Contract, and Purchase Agreement
  • Documents will be signed using our easy electronic signature process
  • For monthly payments, you will use ACH or a debit card
  • Monthly payments will begin 30 days after signing
  • Property taxes and a monthly note fee of $10 (and other fees like HOA/POA if applicable) will be included with your automatic monthly payments
  • We use a GREAT automated payment system that allows you to access your contract documents and remaining payment schedule
  • No pre-payment penalties – make extra payments whenever you’d like!
  • Once the property is paid in full, we will deed the property to you within 2 weeks

Important Note About Financing

Before you make any improvements to the property or begin living there full-time, your

land must be fully paid off.

Of course, you are always welcome to visit and enjoy your land at any time—including

camping—as long as you comply with any relevant county regulations.

Why Do We Have This "Improvements" Policy?

  • Ownership Rights Transfer Only After Final Payment Is Made. Legal ownership and full development rights are transferred once the property is paid in full. This protects both you (the buyer) and us (the seller) during the owner financing period.
  • Liability. Until the land is fully yours, certain improvements or permanent structures can create liability or legal complications for both of us.
  • Compliance. Some counties restrict improvements on properties not yet fully owned. Following this policy ensures you’re in compliance with local zoning and land use laws.
  • It’s Still Yours. As you’re paying off your land, you have the freedom to visit, explore, and camp (per county rules) while working towards full ownership.

Cash Purchases

Ready to make the property yours today? Our cash purchase option is perfect for you!

  • Secure the property by paying the $199 non-refundable document processing fee
  • After the document processing fee is received, the property will be removed from our marketing platforms
  • We’ll create a Purchase Agreement and New Deed for your new property

  • Purchase Agreement will be signed using our easy electronic signature process
  • Once the new deed is notarized, we will provide you with evidence that the property has been deeded to you (via photo or video)
  • You’ll send your payment to us via bank wire transfer; for lower-priced properties, we may also be able to accept a credit card or PayPal transaction on a case-by-case basis
  • Once funds are received, we will send the deed to the county for recording

  • In most counties, we can record the deed electronically so the process can usually be completed within 48 hours
  • Once the deed is recorded by the county, we will send you a physical and digital closing packet with details about your land parcel, a copy of the recorded deed, etc.
  • PLEASE NOTE: All cash sales are final
